The village of Lake Placid and town of North Elba jointly contracted with LandWorks to work with the community in preparing a “Smart Growth” Joint Land Use Code. During the past few years, the Lake Placid/North Elba community has experienced increasing growth pressures stimulated by tourism, sports events, second home development and a steady migration of year-round residents. The village and town have a limited inventory of developable lands, with about 74% of the land in conserved properties or state and public ownership. Thus, the development efforts in the community are concentrated on approximately a quarter of its land base. Another challenge was integrating the needs of the village and the town while maintaining distinct criteria and elements, which address current and future districts and their particular characteristics. Thus, the intensive public process lead by LandWorks aimed at including periodic meetings and was a critical component of this project.
