Richmond Mixed-Use Development
Located within the heart of downtown Richmond, this derelict cheese factory property was an exciting opportunity to convert a brownfield site into a mixed-use development within walking distance of numerous village amenities. Despite the property’s ideal location, it presented a number of challenges in addition to soil contamination, including limited buildable area and zoning constraints on development type and density.
LandWorks developed a range of redevelopment scenarios that would provide up to 26 residential units and 18,000 SF of commercial space, while capping contaminated areas and protecting open space and natural resources. LandWorks continues to work closely with the property owner and Town to develop creative ways to make the development an asset to the community while also being a viable economic investment. A number of players have been brought to the table, including developers and a group interested in developing a senior center.
